How to buy Metal Roofing for your home.

As homeowners have become more aware of the benefits of metal roofing its’ popularity has soared. During the past decade Bjorkstrand Metal Roofing has installed more than 1300 Gerard metal shingle roofs, mostly the Canyon Shake style. Every year we install more than the year before. We now install more than 125 metal roofs per year because this is all we do. We don’t do doors, windows, asphalt shingles, siding or decks like other roofing companies.

Metal roofing no longer looks like “barn tin” as our grand-parents use to say, it now comes with a granular surface. We call these styles stone-coated metal roofing. Each panel is stamped out of a Galvalume roll of 26 gauge steel. The steel is then coated with corrosion inhibitors, epoxy primers and other protective layers to provide a permanent metal roofing product. The stone chips are attached to the steel with an acrylic film that is very tough. The final product is about the same thing as Rhino liner  in a pickup bed. The goal is a more durable roof that still retains the aesthetic advantages of a more traditional roofing material so you “look” like you belong in your Eau Claire neighborhood. Metal roofing of today will not crack or rust and is durable, fire resistant and lightweight. We only install Gerard Metal roofing because it has the best warranty in the business and enhances the looks your home. Now that you know about Bjorkstrand Metal Roofing and the Gerard metal roofs we install, I will tell you about our competition.  I am not here to bad mouth any company just the different products they install. Our direct competition is with other stone coated metal roof installers . Their warranties are not as strong as Gerard’s and they all pro-rate in 20 years after being installed, with declining coverage for the remaining 30 years. Some have a twenty five year warranty on their granules these also pro rates after 20 years. These are called a 50-year transferable warranty, so they can confuse you. They may look like Gerard’s Canyon Shake but they don’t stand up warranty wise and no other installer In Eau Claire has the experience that the Bjorkstrand Metal Roofing crew has, none.

Most roofing companies install asphalt shingles and then offer metal as a sideline. They will install painted steel in one of two types, standing seam (raised rib) with no fasteners exposed or pole barn type (exposed fasteners)

Both of these types of metal roofs have limitations as far as warranty on the paint and snow slide. These are selected as to your personal taste or budget. You may want the snow to slide off your roof; well both of these will allow that. Just remember when the snow slides it goes fast and you do not want to be anywhere near the area when it does. You will have to also install snow guards to mitigate the slide in these areas. It is best to have a house where the doors are NOT under the eaves. Sliding snow when it hits the ground will become an iceberg by the time you get home from work. Now how would you like to shovel that mess when you get home? Winter is already a lot of work I do not need more. Gerard Stone coated metal roofing will not allow the snow to slide.

Raised Seam or Standing Seam metal as in figure 2 has no exposed fasteners and is typically a 24ga metal with a Kynar 500®  paint.  You can also buy a cheaper 26 ga raised rib panel as well but the paint warranty is usually not as strong as the 24 ga. The paint warranty on the Raised Rib 24 ga is typically better than the Classic Rib.

Raised Seam panels come in different widths 12”, 16” and 24”. It runs full length eave to peaks with hidden fasteners. Now there are usually two types of this style metal roofing Snap Loc  and Standing Seam

Raised seam is popular for industrial applications such as schools, banks and government buildings. Now it does have a large following in the heavy snow states like in the mountains, the Upper Peninsula, on log homes and inFlorida. Most homes in residential areas do not install this type of metal roofing because the owners do not want to standout that much from the rest of the neighborhood. These are usually more expensive because there are not that many installers around that like to use it and most are of the 24 ga so the metal itself is more.

Classic Rib is an agricultural panel known as pole barn steel. Now it works great in the country on pole barns because it is relatively cheap to buy and install. It is 3’ wide and runs eave to peak in length and has exposed fasteners. This is installed on homes as well but as it expands and contacts on a daily basis it puts an egg shape hole around the screw until it leaks 5-10 years after being installed. People have it installed because it is the cheapest metal to have put on your home. They have the right idea to have a metal roof but they went for the perceived value and it is not there. Pole barn steel leaks as I have always said “it is not bad if you have a leak on your tractor seat but you wouldn’t want one on your loveseat”.

Lastly, there is a good reason why exposed fastener roofing is called “Barn Steel” roofing.  It is intended to be installed on a barn roof – not your home!

Here is a chart of the change over time on Kynar 500® paint. They typically have a warranty that the paint will not change over 7 Hunter units; notice the numbers on the side A7 is the 30 year mark. Remember the Gerard warranty is 50 years non pro-rated. If you wanted the red on the left it looks like you will end up with mauve over time. Roof Inspection Tips…

Finally,  the snow is gone and it looks like we’re skipping spring and going directly to summer.  Now is a good time to take a look at your roof to see if the wind, snow and ice did any damage to your roof.  A lot can happen to an asphalt shingle roof during the winter months and its a good idea to make sure that its in good condition prior to the possible strong thunderstorms of the summer months.  Here’s what to look for:

Missing Shingles: Off color areas, shingle pieces found in your yard, cracked but still attached shingles from the wind lifting it up.  See our recent post on Missing Shingles.

Fish eyes:  A portion of the exposed shingle that the nail used was under-driven, causing the shingle to not seal properly.  Wind can easily get under the shingle and blow it off.

Hail Damage:  Pitted areas, hail impact causing granular loss.

Ice Dam damage: Generally found along the eves and the bottom of the valleys.  Evidence of Ice Dam Damage can be water stains on the fascia and soffit and/or interior ceilings and attic spaces close to the eve of the roof.  Lifted up and/or cracked shingles along the eve of the roof.

General wear and tear:  Asphalt shingles have an increasingly short lifespan so looking for cupping, cracking, granular loss, curling, and shrinking on a regular basis is a good idea.

Sealant and adhesive failure:  Shrinkage of sealants used around the corners of skylights, chimneys, roof to wall / sidewall intersections, and other areas is common.  Generally speaking, silicon and other sealant types only last 5 years on the harsh roof environment.So take a few moments to have a look at your roof, if you suspect problems, contact us for a free estimate to install a new stone-coated steel roof.  We will come out and give you a honest evaluation of the condition of your roof.  If it needs replacement,  we can provide you with options for permanentnot temporary roofing.  Weather you live in Rice Lake, Hayward, Eau Claire, Spooner, Bloomer, New Richmond or Hudson, we can provide the best roof at a VERY affordable price.

Insurance Experts Conjure an Indoor Hailstorm, Destruction Ensues…

I love controlled, documented tests like this one that the  Insurance Institute for Business & Home Safety (IBHS) conducted recently.  However,  I was disappointed to see that they did NOT test Stone-Coated Steel Roofing!  Perhaps they only wanted to test materials that would be damaged to collect the data.  Hopefully next time they will put Gerard’s steel roofing against asphalt shingles and vertical seam steel roofing.  Gerard’s Stone-Coated Steel roofing is warrantied to 2 1/2 inch hail!  As we covered in our late March article “Save on your home-owners insurance with stone-coated steel roofing“,  steel shingles and shakes hold up better than vertical seam steel roofing due to the bends in the sheet-metal.  Perhaps next time the IBHS will test a few other kinds of roofing materials so we can get the whole picture.

Tests like this are very interesting, and do tell insurance companies what they need to charge for protection with various materials in hail-prone areas. Other interesting tests include Air-vent Incorporated’s attic ventilation test and Underwriter Laboratories’ class 4, (UL 2218) hail impact test.   Hail resistance is important in our area and insurance companies recognize that.  As the map below shows,  we are a prime target for damaging hail storms like the Rice Lake Hail storm of 2010. Many insurance companies offer our customers a discount on their annual premiums when changing from an asphalt shingle roof to our stone-coated steel roofing.  Ask myself or Bruce about these discounts or contact your insurance agent for information on “Reduction in Residential Premiums”. Missing Shingles?

Many homeowners have seen this kind of wind damage after a thunderstorm and have had to pick up shingles in their yard following high winds.  Why does this happen and why does it happen so often?  Self-sealing fiberglass asphalt shingles use an asphalt-based adhesive that seals the shingle to the shingle below it after it is heated by the sun in the warm summer months.  After just a few years of exposure to the suns ultra-violet rays and radiant heat,  the adhesive dry’s out and looses it’s adhesion.  If the exposed portion of the shingle is not adhered to the fastened portion of the shingle below it,  wind can easily blow the shingle off.

As shown in this picture above,  just a single tab blown off of this 3-tab asphalt shingle roof can leak.  This tab was covering the seam of two adjoining shingles below it.  This WILL leak in heavy rains.  Blown-off shingles is one of the most common problems I see out in the field and it occurs on asphalt shingle roofs in as little as five years old.

What’s the answer to this problem? First, the use of metal roofing that is entirely mechanically attached, unaffected by the sun, and does not use adhesives to seal down the material.  Second, Gerard’s unique vertical and horizontal nailing: Note that the fasteners form an X on the Canyon Shake and are nailed into the deck at an angle.  It’s this type of nailing requirement that gives Gerard’s Stone-Coated Steel roofing superior wind uplift.  Our metal roofs are also installed with vinyl-coated ring shank nails that act just like a screw.

Independent wind tunnel tests verified the Canyon Shake could withstand winds of 200 + MPH, which is no surprise if you talk to the hundreds of happy Gerard customers living in areas of the country frequented by tornados and hurricanes.  Roof damage is one of the most common, inconvenient, and expensive issues home-owners face in areas prone to wind and inclement weather. Add to this that excessive wind is usually accompanied by heavy rains, which just compounds the potential damages and repair costs. For this reason, it is no surprise that most insurance policies contain a clause excluding the roof from the general home policy, commanding a significantly higher deductible on roof specific damage.

What you need to know about Asphalt Shingle Warranties

On occasion we will bid on churches and large buildings with an asphalt shingle as an option if they cannot afford our metal roofing.  I was surprised to see recently that manufactures are now offering “Lifetime Limited Warranties” on what was recently called a 30 year shingle!  That 30 year shingle back in 1999 was called a 25 year shingle.  Years before that,  a higher quality shingle was called a 15 year shingle.  The history of asphalt shingles is a long one and recently, a history of deception.

Most consumers wonder how manufacturers are able to avoid the financial liability for providing warranties that are DECADES LONGER than the known, and documented, lifespan of the shingles.  Manufacturers can, and do, market asphalt shingles with unrealistic warranties because:

a) What accountability is there?  Most homeowners will NOT risk $100,000 in legal costs – to enforce warranty coverage on a $15,000 roof.

b) Class Action Lawsuits on asphalt shingles did not begin until the late 1990’s.  And, to date, asphalt shingle class action lawsuits have proven to be very inefficient in bringing reform – paying pennies on the dollar.

c) Generally speaking, all the premature failures related to the natural “aging” of fiberglass asphalt shingles are NOT guaranteed as part of the specific “Limited” warranty coverage.

In a nutshell, there are only 2 categories of roofing materials,  “Permanent” and “Temporary” materials.  Most asphalt shingle manufacture’s warranties are a small book of fine print.  We used to joke around on the crew back in the old days installing asphalt shingles with 1 1/4″ hand nails: “I’d hate to be the roofer to tear this roof off!”  Hard to imagine that some young men have already had to do just that!

We have all heard this Einstein quote and know what it means,  unfortunately,  I see too many people re-roofing an 8-10 year old cracked, curled, and blown-off asphalt shingle roof with an asphalt shingle roof!  Understandable that budgets are tight these days and spending the extra 2-3 thousand dollars on a metal roof can be a strain on the average household,  however,  if your kicking out several thousand dollars every 8-10 years re-roofing your home,  your paying twice as much to own and maintain your roof per square foot, per year, than it costs to own and maintain a metal roof.
